What Makes A Building Classic?
I am sure someone out there will explain that a classic is something that has been around for a certain number of years. However, I believe a classic building is any building that calls to mind the specific era it was built in that is prior to the era we are in now. Office buildings, warehouses, and shopping plazas from the 50’s, 60’s and 70’s all have unique styling cues to them that set them apart from other buildings.
Another key factor for classic buildings is if they follow a specific style that was popular when they were built. Art Deco and Colonial designs tend to fall into this category.
When Should You Renovate?
The reality is, any building that is over 20 years old may have out of date electrical and environmental systems. Safety codes have changed a lot over the years as has our understanding of how certain materials can affect us. For example, asbestos insulation was still used on commercial wiring in some place up until the late 1970’s. Some of the later insulation types, although less harmful to your health, were not as resilient to heat and time. These insulators may have become brittle over the years and can lead to a fire risk.
HVAC systems are kind of like automobiles. When I was growing up, my father had a Chevy Silverado. He bought it new off the lot in the late 1970’s and he kept it in pristine condition. To this day, the dash is uncracked and slick with Armor All. Recently I bought a brand new Chevy Silverado for myself. They both do the same thing, but mine has the technological advancements that make it so much nicer. Also, my new truck gets about 22 mpg, and even though he has the same size engine, my fathers truck gets about 9 mpg.
A new HVAC system is a lot like that. It may do the same thing as an older unit, but the technology available now will make a new HVAC do everything better… and it saves you on your energy costs.
Renovating a classic building could be what you decide to do because that was what was available in the location you wanted to put your business in.
